A boutique hotel experience in the heart of the Heights

 

In early May 2019, we broke ground at Prospect Mall in Peoria Heights, Illinois, and began a new chapter for this gorgeous piece of history and architecture. Over the next year the mall will transform into The Atrium, a boutique hotel that uses the intent of Richard L. Doyle's (RLD's) original unbuilt mall structure to guide new development.

Thanks to our talented team of architects (Living Places Design Studio LLC + Farnsworth Group) and builders (CORE Construction), the existing structure and design by RLD will be maintained while the architecture enhances, interacts with and animates this beautiful Village of Peoria Heights neighborhood and its streets.

A sustainable, mixed-use enhancement of Prospect Avenue offering space for retail, commercial and residential use

 

With Grayboy Plaza, KDB will implement sustainable strategies and systems for a mixed use space: one that respects and draws formal inspiration from adjacent historical fabric and fuses with contemporary ideologies.

The design will create a physical and visual connection that frames Trefzger’s Bakery with a plaza/public greenway.

The property will feature urban green spaces at street/ground level as well as rooftop terraces with parking and service behind. A visual, physical break between living units on the second floor will create visual “corridors”.

A historical landmark, re-envisioned for modern day

 

Premier-Pabst Corp., later Pabst Brewing Co., was established in 1844 in Milwaukee. Pabst later bought out Premier Malt Products in 1934, and with it the still existing plant in Peoria Heights.

The Heights brewery boomed in the 20-year period from 1958-78, producing as many as 18 million barrels of beer in 1977 before closing in 1982.

The Pabst Brewing Company, then the nation's fourth-largest brewery, closed its Peoria Heights brewery in early January 1982. The plant employed more than 700 people at the time, and the Heights brewery shuttering was another blow among many the Peoria area sustained, in terms of lost manufacturing jobs.

Pabst’s local presence inspired brand loyalty; the brand once commandeered at least 60-70 percent of the retail beer market in Peoria.

A majestic historical masterpiece, preserved and restored as Central Illinois’ premier venue for theater, music, dance, film and the most cherished of celebrations

 

The Scottish Rite Cathedral is a Central Illinois landmark, constructed in 1925. Complete with flying buttresses, stunning stained glass windows, custom wood craftsmanship of the kind that is all too rare today, terrazzo flooring, a massive pipe organ that is original to the building, a working theater with majestic acoustics, and green gargoyles peering out over the Illinois River valley, it is on the National Register of Historic Places.

The building has more than 10,000 square feet of useable space, theater seating for 900, a full basement kitchen and banquet facility, and parking for more than 130 vehicles. It rests at the corner of Spalding and Perry, at the foot of Peoria’s OSF HealthCare St. Francis Medical Center and a growing medical district.
